Working with an energy assessor

Energy assessors provide energy efficiency ratings.

Energy assessments

Energy assessors are needed to provide documents for the construction of a new home under some circumstances and for advertising the sale of a home.

Check accreditation or competency

Energy assessors producing Energy Efficiency Rating Statements for the sale of residential property need to be accredited. You can find an energy assessor with the relevant qualifications and expertise from our list of accredited energy assessors.

Energy Efficiency Rating Statements must meet the requirements of the ACT House Energy Rating Scheme Interim Guidelines for Preparing Energy Efficiency Rating Statements.

While energy assessors producing ratings for building approval do not currently require ACTPLA accreditation, when employing an energy assessor you will need to ensure that the assessor has a suitable level of knowledge and training to undertake energy assessments. As a general guide you should ensure that the assessor has:

  • a relevant background in a building, construction or building design-related profession
  • understanding of building thermal performance and assessment
  • specific training in the software to be used from a training provider approved by the software’s developers.

Check insurance

Accredited energy assessors must have insurance. You should request proof of this insurance before employing any assessor.

Get a statement

For mandatory disclosure ratings the assessor must give you a copy of the energy rating statement and any plans of the property that may have been used to make the assessment.

The statement needs to have on the first page an imprint of the assessor’s stamp stating the number of points and stars achieved by the dwelling, the date the assessment was completed, and the assessor’s printed name, signature and registration number. Attached will be a rating summary sheet, detailed house data table and for properties that have been occupied and are being sold, will also include an “Improving Your Rating” sheet and in cases where a statutory declaration is to be provided, inclusion of the declaration, signed, dated and witnessed.
